RICS HomeBuyer Report
A HomeBuyer Report is a comprehensive and user friendly report on the condition of the property. The survey is carried out by a fully qualified and accredited RICS property surveyor. It gives you a no-nonsense assessment of the property using a simple 1-2-3 rating system and a jargon free approach.
The major benefits of the report are:
- The identification of defects early in the buying process
- To be able to gain confidence in the property you are purchasing
- An accredited and fully insured Surveyor
The report will contain information on the following:
- Building condition and defects
- Structural movement
- Damp, rot and woodworm
- Structural alterations
- Drains
- Environmental issues
- Market value of the property
- Building re-instatement insurance figure.
When purchasing a property your mortgage company may require you to pay for a valuation report. This report only answers questions on the security of your loan. You can not rely on it to provide a detailed condition report on the property. Both the Consumers' Association and the Council of Mortgage Lenders recommend that you commission a private residential survey report.
The HomeBuyer Report is regulated by RICS. It is an approved regulator of all RICS accredited surveyors. More information can be found by visiting www.rics.org
